Job Description

Seattle, WA | Full-time | Summer 2026

Great Expectations SPC ( and our affiliate Arboreal Management LLC) are looking for sharp, entrepreneurial summer interns who want real exposure to commercial real estate, property operations, and affordable housing development.

This is not a coffee-run internship.

You’ll work directly with leadership on real projects: underwriting deals, market research, rent comps, leasing strategy, portfolio analysis, and property operations. You’ll spend time in the field leasing apartments, meeting residents, touring properties, and learning what acaSummer Analyst Intern – Real Estate & Housing

About us

Great Expectations SPC is a mission-driven real estate company focused on solving housing affordability through smart investment, development, and operations.

Our sister company, Arboreal Management LLC , manages thousands of apartment homes across the Pacific Northwest. Together, we acquire, develop, own, and operate housing at scale — from affordable housing development to day-to-day property management to investment and asset management.

Our mission is simple:

Below market rents for residents. Above market returns for investors.

We believe great housing can be both impactful and financially successful.

The opportunity

We’re looking for a few high-energy college students to join us for the summer.

This is an internship for people who want to learn by doing.

You may spend one day:

  • analyzing occupancy, pricing, and leasing funnels

And the next day:

  • helping underwrite a new acquisition

  • building Excel models

  • researching development opportunities

  • analyzing investment returns

  • supporting executive projects

You’ll get exposure to:

  • Property management operations

  • Commercial leasing

  • Asset management

  • Real estate underwriting

  • Affordable housing finance

  • Market research & competitive analysis

  • Development & acquisitions

You do need:

  • Strong work ethic

  • Comfort talking with people

  • Good judgment

  • Strong Excel / analytical ability

  • Curiosity about business, investing, or housing

  • Willingness to get out in the field and make things happen

  • A little competitive fire

Ideal backgrounds:

  • Urban Planning

  • Engineering / Math / Computer Science

  • Or simply someone sharp with hustle

Why this is different

This one lets you build.

You’ll see how deals are made, how buildings operate, how value is created, and how housing actually works — from the leasing office to the investment committee.

If commercial real estate, entrepreneurship, investing, or housing policy interests you, this is a rare chance to get real operating exposure.

To apply

Send us:

  • Your resume

  • A short note on why this interests you

  • Anything you’ve built, sold, led, or hustled on (school project, business, club, side hustle, anything)

We care more about drive and horsepower than pedigree. ually drives asset performance.

If you’re smart, curious, and willing to hustle, you’ll leave the summer knowing more about multifamily real estate than many people learn in years.
